Please read these Terms & Conditions (“Terms”) carefully before using the UniLiv.in website (“Site”) or any co-living, co-working, studio apartment, or related services offered by Communezen Rentals Pvt Ltd / Communezen Ventures Pvt Ltd (“UniLiv,” “we,” “us,” or “our”). By accessing the Site, submitting an enquiry, making a booking, or otherwise using our services, you (“User,” “you”) agree to be bound by these Terms. If you do not agree, please discontinue use of the Site and our services.
These Terms should be read together with our Privacy Policy, which is incorporated herein by reference.
About UniLiv
UniLiv operates and/or facilitates co-living, co-working, and studio apartment spaces across various locations, including but not limited to New Delhi, Gurgaon, Dehradun, Noida, Bengaluru, Jaipur, and Greater Noida. The Site allows Users to browse available properties, submit enquiries, request callbacks, register interest in listing a property, and access related content such as our blog and investment opportunities.
Eligibility
By using this Site, you represent and warrant that:
- You are at least 18 years of age or are using the Site under the supervision of a parent/legal guardian;
- You have the legal capacity to enter into a binding agreement;
- All information you provide to us (including identity, contact, and financial information) is true, accurate, and current.
Account Registration and Enquiries
- To reserve a co-living/co-working space, request information, or subscribe to our updates, you may be required to submit personal details such as your name, email address, phone number, ID proof, and, where applicable, financial information.
- You are responsible for maintaining the confidentiality of any credentials or OTPs (One-Time Passwords) associated with your enquiries or bookings and for all activities that occur through your submissions.
- We reserve the right to verify the information provided and to refuse service, registration, or booking confirmation at our discretion, including where information appears false, incomplete, or fraudulent.
Bookings, Pricing, and Payments
- All bookings for co-living, co-working, or studio apartment spaces are subject to availability and confirmation by UniLiv.
- Prices, rent, security deposits, and applicable charges will be communicated at the time of enquiry/booking and may vary by location, unit type, and duration of stay.
- Financial information (such as payment card details or billing information) submitted for a booking will be used solely for processing that transaction and will be handled in accordance with our Privacy Policy and applicable data protection standards.
- Any advance payments, security deposits, cancellation charges, or refund conditions will be governed by the specific booking/rental agreement executed between you and UniLiv (or the relevant property partner) at the time of booking, which shall take precedence over these general Terms in case of conflict.
- We reserve the right to revise pricing at any time; however, confirmed bookings will be honored at the agreed rate unless otherwise stated in the booking agreement.
Property Listings (“List Your Property” / “Partner With Us”)
- Property owners or partners submitting properties for listing through the Site represent that they have the legal right and authority to list such property and to enter into arrangements with UniLiv.
- UniLiv reserves the right to evaluate, verify, accept, or reject any property submission at its sole discretion.
- Any commercial terms between UniLiv and a property owner/partner will be governed by a separate partnership or listing agreement, and these Terms apply only to the extent they relate to your use of the Site itself.
Investment Opportunities (“Invest with Us”)
Any content on the Site relating to investment opportunities is provided for general informational purposes only and does not constitute a solicitation, financial advice, or an offer to sell securities or investment products. Any actual investment engagement will be governed by separate, definitive agreements and applicable law. You are encouraged to seek independent financial and legal advice before making any investment decisions.
Acceptable Use
You agree not to:
- Use the Site for any unlawful purpose or in violation of these Terms;
- Submit false, misleading, or fraudulent information in any enquiry, booking, or listing;
- Attempt to gain unauthorized access to the Site, its servers, or any connected systems/databases;
- Use automated means (bots, scrapers, crawlers) to access or extract data from the Site without our prior written consent;
- Interfere with or disrupt the Site’s functionality, including circumventing security features such as OTP or puzzle verification;
- Upload or transmit any content that is defamatory, obscene, infringing, or otherwise harmful through any forms, comments, or communication channels on the Site;
- Impersonate any person or entity, or misrepresent your affiliation with any person or entity.
We reserve the right to suspend or terminate access to the Site or any services for Users who violate these provisions.
Intellectual Property
- All content on the Site- including but not limited to text, graphics, logos, images, the UniLiv name and branding, website design, and software is the property of Communezen Rentals Pvt Ltd / Communezen Ventures Pvt Ltd or its licensors and is protected under applicable intellectual property laws.
- You may not reproduce, distribute, modify, publicly display, or create derivative works from any content on the Site without our prior written permission.
- Any feedback, suggestions, or ideas you submit to us through the Site (e.g., via contact forms) may be used by UniLiv without any obligation to compensate you.
Third-Party Links and Services
The Site may contain links to third-party websites, social media platforms, or services (including payment gateways, WhatsApp, and marketing partners). UniLiv does not control and is not responsible for the content, privacy practices, or terms of any third-party sites. By submitting your contact details through the Site (including via callback requests, newsletter subscription, or booking forms), you consent to being contacted by UniLiv via phone, SMS, WhatsApp, or email regarding your enquiry, our services, and — where you have not opted out — promotional communications, in accordance with our Privacy Policy. You may opt out of promotional communications at any time by emailing hello@uniliv.in with “Opt-Out” in the subject line.
Disclaimer of Warranties
- The Site and its content are provided on an “as is” and “as available” basis without warranties of any kind, whether express or implied, including but not limited to accuracy, completeness, availability of listed properties, or fitness for a particular purpose.
- UniLiv does not guarantee that the Site will be uninterrupted, timely, secure, or error-free, or that property availability, pricing, or amenities displayed on the Site are current at all times.
- While we implement industry-standard security measures (including SSL encryption) as described in our Privacy Policy, UniLiv cannot guarantee absolute security of data transmitted over the internet.
Limitation of Liability
To the maximum extent permitted by applicable law, Communezen Rentals Pvt Ltd, Communezen Ventures Pvt Ltd, and their respective officers, employees, and partners shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of data, revenue, or profits, arising out of or in connection with your use of the Site or services, even if advised of the possibility of such damages. Our aggregate liability for any claim arising from these Terms or your use of the Site shall not exceed the amount, if any, paid by you to UniLiv directly in connection with the relevant booking or transaction.
Indemnification
You agree to indemnify and hold harmless Communezen Rentals Pvt Ltd, Communezen Ventures Pvt Ltd, and their affiliates, officers, and employees from any claims, damages, liabilities, and expenses (including reasonable legal fees) arising out of your breach of these Terms, misuse of the Site, or violation of any applicable law or third-party right.
Termination
We reserve the right, at our sole discretion, to suspend, restrict, or terminate your access to the Site or any services, without prior notice, for conduct that we believe violates these Terms, applicable law, or is otherwise harmful to UniLiv, other Users, or third parties.

Severability
